Born & raised in Wagga

40+ years on the ground. Drives these streets every day — not flying in from Sydney.

Ex-sales agent

Worked the other side of the table. Knows exactly how the negotiation game is played.

Flat fees, not commission

No percentage of the sale price. You know the cost up front. No conflicts of interest.

Off-market access

Most of our deals never hit realestate.com.au. Direct lines to every agent in town.

Who We Help

If you’re buying in Wagga, we can probably help.

Most of our clients fall into one of these three buckets. The brief might differ — the approach doesn’t.

Investors

You’ve done the numbers on Wagga and you’re ready to buy. You need someone on the ground who knows which streets get tenanted in days, which managers are reliable, and which off-market deals are actually deals.

  • Suburb-level yield & vacancy data
  • Off-market access through local agents
  • Tenant-ready inspection & reports

First Home Buyers

Open homes are busy, good places sell fast, and you’re tired of being beaten on every offer. We strengthen your buying position, get you early access, and stop you from overpaying when emotions kick in.

  • Early access to suitable listings
  • Honest pricing read — no FOMO
  • Negotiation on your behalf

Out-of-Town & Relocating

Moving from Sydney, Canberra or interstate? You can’t make the open-home circuit every Saturday. We inspect, video-tour and negotiate on your behalf — so you can buy in Wagga without flying in every weekend.

  • Video walkthroughs & written reports
  • End-to-end inspection & settlement
  • Honest suburb fit for your lifestyle
Why Local Matters

Sydney buyer’s agents charge $15k+ to buy a property they’ve never inspected.

They fly in for a Saturday, walk three opens, and put in offers based on a CoreLogic report. You pay premium fees for a metro agent buying in a city they’ve never lived in.

We’ve lived here 40+ years. We’ll show you the streets they don’t know exist:

  • Which streets get the western sun (and which don’t)
  • Which agents work straight, and which dress up stale stock as “off-market”
  • Which suburbs are about to flip from quiet to hot
  • Which strata schemes have problems you won’t see on the contract

You don’t need a Sydney agent. You need someone who already drives past the property on the way to school drop-off.

Meet Ben Elliott

Born and raised in Wagga. 40+ years on the ground.

Ben works exclusively for buyers and brings experience from both sides of real estate — he was a sales agent before becoming a buyer’s advocate, which means he knows exactly how the negotiation game is played.

He doesn’t need to make calls to ask if a suburb is good. He drives past it on the way to his kids’ school. He knows which streets get afternoon sun, which agents move stock off-market, and which suburbs are about to flip from quiet to hot.

Most importantly — Ben works with a limited number of clients. Every purchase is handled properly, without chaos or guesswork.

  • Flat fees — no commissions, no surprises
  • No conflicts — we work for buyers, never sellers
  • Insider negotiation experience — ex-sales agent
  • Deep street-level Wagga knowledge
FAQ

Common questions before the call

What does it cost to engage Elliott’s Buyers Agency?

Flat fee — no commission, no percentage, no surprises. We’ll quote on the 15-min call once we know your brief and budget. Most clients save more on the negotiated price than they pay in fees.

How long does the buying process usually take?

Most off-market purchases settle within 4–8 weeks of engagement. Recent example: a Kooringal off-market deal secured in 2 weeks, no competing buyers. Speed depends on your brief, finance status, and what stock is moving in the suburbs you target.

I’m a first home buyer — can you still help?

Yes — first home buyers are a big part of what we do. We’ll explain how grants and stamp duty concessions apply in NSW, get you early access to suitable properties, and negotiate so you don’t overpay because of FOMO. The flat fee is often less than the overpayment we save you on price.

What suburbs do you cover?

All of Wagga and the immediate surrounds — Estella, Tatton, Lake Albert, Bourkelands, Kooringal, Glenfield Park, Mount Austin, Forest Hill, Turvey Park, Ashmont, Tolland and the rural-residential blocks on the city fringe. If you’re unsure whether a suburb fits your brief, that’s exactly what the call is for.

I’m buying from interstate. How does it work remotely?

Most of our out-of-town clients never travel for inspections. We do the open-home visit, video-tour the property, write up a full report, organise building & pest, negotiate, exchange, and manage settlement. You sign documents electronically. We’ll often suggest one trip to Wagga before settlement so you can drive your final shortlist — but it’s not required.

Why use a Wagga buyer’s agent instead of a Sydney one who buys regional?

Because they fly in, we don’t. Sydney/Melbourne metro BAs charge premium fees to buy property they’ve never inspected, in a city they’ve never lived in, using suburb data they bought off a report. We drive these streets every day. We know which agents are honest, which strata schemes have issues, which streets get western sun, and which off-market deals are real vs which are stale stock dressed up.

What if I’m not ready to buy yet?

That’s fine — the call is free and runs 15 minutes. Plenty of people book a call 3–6 months before they’re ready, just to get the lay of the land. We’ll tell you what we’d do in your shoes. If now isn’t the right time, we’ll say so.
